A Simple Home Maintenance Guide for Southern Alberta Homeowners

Owning a home, especially a custom-built one, is a long-term investment. Regular maintenance not only protects that investment but also helps prevent costly repairs down the road. With Southern Alberta’s wide temperature swings, strong winds, and snowy winters, staying on top of home maintenance is especially important.

Here’s a simple, practical guide to what homeowners should check monthly, seasonally, and annually.

Monthly Home Maintenance

These quick checks help catch small issues before they become big ones:

  • Check for leaks under sinks and around toilets

  • Test smoke and carbon monoxide detectors

  • Inspect doors and windows for drafts or moisture buildup

  • Make sure vents (bathroom, dryer, range hood) are clear and working

Seasonal Maintenance (Spring & Fall)

Seasonal checks are key in our climate, especially before and after winter.

Spring

  • Have a look at roof shingles for winter damage - call a professional if needed

  • Clean eavestroughs and downspouts

  • Ensure water drains away from your foundation

  • Service air conditioning units (if applicable)

  • Replace or clean furnace and HRV filters

  • Clean your range hood filter

Fall

  • Service your furnace before cold weather hits

  • Disconnect and drain exterior hoses

  • Check attic insulation and ventilation

  • Replace or clean furnace and HRV filters

  • Clean your humidifier

  • Clean your range hood filter

  • Check your weatherstripping

Annual Maintenance

Once a year, plan time for deeper inspections:

  • Have your furnace and hot water tank professionally serviced

  • Have a look at foundation walls for cracks or moisture

  • Check caulking and exterior finishes

  • Flush hot water tank to reduce sediment buildup

  • Review sump pump operation
